What Homebuyers Want — 2013 Survey Results

What are some of the key considerations for homebuyers?

Not surprisingly, they are focused on finding a fairly priced home in good condition in a good neighborhood.

36% responded that price is the key to the purchasing decision.  This should be common sense — price your house aggressively if you want it to sell fast!

26% said the neighborhood was the most significant factor (location, location, location).

14% said the school district was tops (probably less than you imagined, right?), and 7% said the size of the home was the top consideration.

None of this is a huge revelation, but it does confirm how important it is to PRICE YOUR HOME CORRECTLY!

So what are some TURNOFFS for homebuyers?

If you are trying to make your house attractive to a homebuyer, knowing what the key turnoffs are can be extremely important.

49% said that an outdated kitchen is the biggest turnoff.

33% said a too-high listing price was the biggest turnoff (wow — as important as price is, keeping that kitchen updated could be even more important!)

9% said rude homeowners were the top turnoff.

Other issues, include bad smells (from various sources), a cluttered-up house, and poorly kept yard.

Putting (at least) a small amount of money into your kitchen could not only raise your sales price, but it could prevent buyers from being immediately turned off.  Think about sprucing up with new paint, new hardware on the cabinets, new faucets, new light fixtures, etc.  If you have more money, go for updating the cabinets themselves and adding new appliances and/or a solid surface counter.
