The real estate report from Market Trends has been released for the month of September 2012. Sales were down about 3% of last September, although units sales (number of houses sold) were down 10% from last September.
The “absorption” is better than last year, though. This represents the number of months at the current sales pace that it would take to sell all available inventory. It was 9 months for used homes versus 12 months last year.
The Days on Market for used homes, or the average time to sell, was a bit under 5 months — just a bit higher than last year. This statistic indicates that if your home is not selling, reduce the price. This is especially important as we are entering the slow selling season of the year.
