If you are looking to sell your house to another homeowner by placing it on the market, there are several things you will need to do to prepare your house for a (hopefully) quick sale.
Clean up the Yard. Your house’s curb appeal is the first thing a prospective buyer will see. No matter the time of year, make sure your yard is dolled up and neat. Rake up any leaves and debris around the house, trim the bushes, and remove any dead plants. Make sure any holiday decorations are seasonal — don’t keep those garlands out until February! Clean out your gutters, and clean out any fountains. Make sure your patio furniture looks good — otherwise it’s time for a charitable donation.
Declutter inside your house. Your potential buyers cannot get a feel for your house if it is full of your junk. Make your house seem clean, inviting, and as open as it’s floorplan will allow. You may also see what the competition looks like. If you happen to know that a nearby home for sale has recently been remodeled, schedule a showing or look at the pictures online. These are often done by professional remodelers who are accustomed to tastefully staging their houses.
Keep on top of repairs and maintenance. Don’t let even little repairs go undone. Anything that your buyer notices in this regard may convince them that other major things may be wrong with the house, and they may decide to move on. You may even want to pro-actively have a home inspection done. Your eventual buyer is going to schedule one anyway, and you might as well know what you can do now to make your house seem like that much more of a value.
