The Alabama Center for Real Estate has released their report on the Birmingham real estate market, with statistics updated through March 2018. We cover the highlights here!
The total number of houses sold on the market in March increased about 4% versus last year. The average sales price of $230,000 was up a bit over 3% versus last year.
The average days on market in March (days to get a house under contract) was 60 (or two months), which is quite low versus recent history. It reflects a decrease of about 18% versus this time last year.
Total inventory (the number of houses available for sale) continues to fall, and was down almost 14% versus March 2017. Inventory has been consistently falling for some time now. At the current pace of sales, there is a 3.8 month supply of houses on the market, which is a decrease from 4.6 months last year.
