Market Trends has released their monthly update on the Birmingham real estate market for the month of May 2013.
Dollar sales increased 31% versus May 0f 2012, while the number of houses sold was up 14% versus last year.
The sales increases have exceeded Market Trends prior projections, indicating a strengthening market. The greater increase in sales dollars over the number of houses sold indicates an increase in the sale of higher end homes, which is good news for that market.
The number of houses available for sale on the market (“inventory”) is down 14% versus last year. There is currently an 8-month supply of used houses on the market, versus 10 months at this time last year.
The average days on market (time it takes to sell) for uses houses was at 135 in May, or about 4.5 months. This indicates that if your house is priced correctly, it should sell in less than 6 months.
