Market Trends recently released their report on the Birmingham real estate market, with results through June 2013.
Total dollar sales were up slightly (about 4%) versus June of 2012. The recent trend of growth in sales appears to be slowing slightly. The overall trend is still up for the past 12 months.
Although the dollar sales were up versus last year, the actual unit sales (number of houses sold) was down 1% versus last year. The total amount of available homes for sale is down 14% versus last year, which helps you a bit if you are a seller.
There is currently a 9 month supply of used homes on the market, versus 10 months at this time last year.
The Days on Market (time it takes to sell) for used homes was 128 days in June, or over 4 months. If your home is priced well, it should sell within six months (assuming it is otherwise a desirable home and is in good shape, etc).
