Total dollar sales were down by 1% versus last year, however the 12 month moving average continues to move up. The weather likely impacted the numbers for February. The total number of houses sold was down 5% versus February of last year.
Market Trends expects that the overall number of house sales in Birmingham will be up over 8% versus 2013.
Total inventory (the number of houses available for sale) was down almost 12% versus last year. There is currently a 7 month supply of houses on the market (based on the current sales space), which is an improvement versus 9 months last year.
The average days on market for used homes was 149 in February, or about 5 months.
