Birmingham Real Estate Update for February 2015

BirminghamMarket Trends has released their monthly report on the Birmingham real estate market for the month of February 2014.  Here are the highlights.

Total dollar sales were down by 1% versus last year, however the 12 month moving average continues to move up.  The weather likely impacted the numbers for February.  The total number of houses sold was down 5% versus February of last year.

Market Trends expects that the overall number of house sales in Birmingham will be up over 8% versus 2013.

Total inventory (the number of houses available for sale) was down almost 12% versus last year.   There is currently a 7 month supply of houses on the market (based on the current sales space), which is an improvement versus 9 months last year.

The average days on market for used homes was 149 in February, or about  5 months.
