Market Trends has released their report on February real estate in the Birmingham area.
Total dollar sales were up 11% from last year, while the number of houses sold was actually down 2% from last year. This indicates that the average sales price has increases versus last year.
The total inventory of houses — total number of houses available for sale — is 14% lower than last year. This should help you out a little bit if you are a seller in today’s market.
At the current sales pace for used houses, it would take 8 months to sell the current inventory. This is better than last year, when inventory stood at 10 months.
The average days on market (time it takes to sell) for used homes is still a bit under 5 months. If you have priced your house well, it should sell in less than 6 months.
