The Market Trends blog has released their report on Birmingham real estate for the February 2012 period.
Of note is that the number of houses sold in February increased 17% versus February of last year.
Also interesting is that the total inventory (homes available for sale on the market) is down dramatically versus last year.
The average days on market (days it takes to sell a house) for used houses was 153, or about 5 months.
The numbers indicate that well priced homes are selling in less than 6 months, but many sellers (including banks) are still holding out for higher prices.
Lesson learned, as before: if your house isn’t selling, reduce the price!
