Market Trends has released their report on the Birmingham Alabama real estate market for the month of August 2015. We review the highlights here.
Total dollar sales were 5% below August of 2014. The 12-month moving average (past 12 months) for total dollar sales has flattened.
Meanwhile, the total number of houses sold was 4% lower than August 2014. The number of used houses sold decreased 6% versus last year.
Total inventory – the total number of houses available for sale – was about even with this time last year.
Based on the current sales pace, there is a 8 month supply of houses on the market. Note that this statistic can vary a lot depending on your specific area.
The average days on market for used houses (days until you get a contract) was 113 in August. This indicates that the average house takes a little under 4 months to get a contract on it. This number can be much higher depending on how you price the house, and the level of repairs that area required, etc.
