Market Trends has released their report on the Birmingham Real Estate market for the month of April 2015. We discuss the highlights below.
Total dollar sales were up by 12% over last year, indicating a strong spring season. While dollar sales were up 12%, the total number of houses sold was up only 4% versus last year, which indicates that prices are increasing.
Total inventory – the number of houses available for sale – is 1% higher than last year.
Based on current sales, there is an 8 month supply of used houses on the market. However, this statistic varies widely depending on your specific area.
The average days on market for used houses — the days it takes to get a contract — was 122 in April. This means houses are taking on average 4 months to get a contract (then additional time before the closing happens).
