Market Trends has released their monthly report on the Birmingham Real Estate market for the month of April 2014. Here are the highlights.
Total dollar sales were up 8% versus April of last year. The trend lines continue to indicate improving market conditions.
However, while dollar sales were up 8%, the total number of houses sold was up only 1% (indicating rising average prices). With that being said, experts are forecasting the total number of houses sold for the year to be up 8% versus last year.
Total inventory (the number of houses available for sale) is down almost 10% versus April of last year.
For used homes, there is currently an 8 month supply on the market, which is 1 month better than this time last year.
The average days on market (days it takes to sell) for used homes was 137 in April, or about 4.5 months.
