Market Trends has belatedly released their report on the Birmingham real estate market for the year and for December 2014.
The total number of houses sold increased 5% over 2013, while sales in the fourth quarter increased 4%.
Prices for used homes in 2014 rose 4% on average over 2013.
The inventory of houses at year end (houses available for sale on the market) was down 7% versus 2013.
For December, the total number of houses sold down slightly from last year for used homes.
At the end of December 2014 where was a 7 month supply of used homes on the market, which is better than the 8 months supply at year end 2013. This statistic (like most of these statistics), varies dramatically depending on which specific area you are looking at.
The average days on market (days it takes to sell) for used homes was 134 in December (about 4.5 months).
