The Alabama Center for Real Estate has released their report on the Birmingham real estate market, with statistics updated through the month of April 2019. We cover the highlights here!
The total number of houses sold in April was exactly even (to the house!) with the same period of last year. Meanwhile, the median (middle) sales price increased by just over 13% from last year to $223,000. The average sales priced increased by a lower figure of 11.5%. Since higher end houses typically bring up the average price, this indicates a relative softening in the higher end segment.
Days on Market (the number of days until a property goes under contract) declined almost 8% versus last year, down to 48 days (or about 1.5 months). This particular statistic has been steadily declining for quite some time now. It indicates that if your property is in good shape, priced well, and in a good location, it should sell relatively quickly.
Total inventory (the number of houses available for sale declined by over 7% versus last year. This is also a statistic that has generally consistently declined for some time.
