Market Trends has released their report on Birmingham area real estate sales for the month of July 2012. This is the report on sales of properties through the Multiple Listing Service (MLS).
Overall sales were down 5% versus last year. Inventory (available houses) is down 20%. This means we are not seeing as many listings come on the market compared to last year.
For “used” homes, there is currently a 10 month supply of houses on the market, meaning it would take 10 months at the current sales pace to sell all the listed houses.
The average days on market — days to sell a house — for used homes is currently 143 days, indicating that houses that are well priced sell in less than 6 months.
Note that we are starting to enter the slow selling time of the year. If you are having difficulty selling your house, you need to reduce the price.
