Market Trends has released their report on the Birmingham real estate market for the month of January, 2014. Some of the key findings are discussed below.
Total dollar sales were down 6% versus last January, though the trailing 12 month average continues to move up, signifying improving market conditions.
The total amount of houses available for sale (“inventory”) is down 9% versus January of last year. At the current pace of sales, there is a 7 month supply of used homes on the market. This is better than last year, which stood at 8 months. Of course, this statistic can vary wildly amount specific locations.
The average days on market (time it takes to sell) for used homes was 152 in January, or about 5 months.
