Market Trends has released their update on the Birmingham real estate market, with updated final statistics for December 2016. The highlights are covered here.
Total dollar sales increased 9% in December versus last year, while the total number of houses sold slightly dropped (4%). This different reflects modest price increases.
Total inventory (the number of houses available for sale) was 13% lower than the same time last year. At the current pace of sales, there is a 5 month supply of houses on the market, which is less than the 6 months last year at this time. These statistics vary wildly depending on your specific neighborhood, so beware of that.
The average days on market (days it takes to get a house under contract) for used houses was 119 in December, or about 4 months. Overall, the market appears to be healthy according to Market Trends.
