The Alabama Center for Real Estate (ACRE) reports periodically on the date of the real estate markets, similar to the Market Trends reports that we post updates on.
Their most recent update included some interesting information about the inventory of houses available in Birmingham (meaning the total number of houses available for sale on the market).
Inventory in September of 2012 dropped over 40% versus September of 2011. That is quite a large drop in the number of houses available, and is normally good news for sellers. Total sales for the month actually fell 2.5%, so it is still a tight market. The fact that it is quite hard for buyers to qualify for mortgages due to stricter lending criteria could have an impact on these statistics.
They were kind enough to provide a very informative chart of total inventory in the Birmingham market for the last 12 years (on right). You can see that total inventory has reached the point where it was in September 2005, just as the boom was getting started. Very interesting indeed!
