Market Trends has released their report on the Birmingham Alabama real estate market for the month of June 2015. We cover the highlights below.
Total dollar sales were up 7% versus last June, which indicates a strong summer season. The total number of houses sold increased 1% versus last June, indicating rising average prices.
This also suggests that low inventory levels are creating more of a seller’s market.
Total inventory (the amount of houses available for sale) was 18% lower than June 2014. (This is quite a drop, though Market Trends is quick to point out that Birmingham switched to a new MLS system this month and this could be an area where the comparable data is inaccurate).
At the current sales pace, there is a 6 month supply of houses on the market, which is down from 8 months last year.
The average days on market (days it takes a house to get a contract on it) for used houses was 126, or a bit over 4 months.
